Top 5 things I love about Cedar Falls

Hey, I'm a 55-year-old lawyer and With a population of 40,662, Cedar Falls is a smaller city. Poverty rate is 5.7%, which is pretty low. The median home value here is around $252,500, which seems about average. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. The suburbs are where most families end up. The weather takes some getting used to. The suburbs are where most families end up. The weather takes some getting used to. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. Depends on what you're looking for honestly. If you want job market, then yeah this place is great. But if safety matters to you, might want to look elsewhere.

Used to live on the Downtown side, now on the Sunset side. Completely different vibe. it's exactly what I was looking for.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 52, moved here 4 years ago from Atlanta. I've lived in Fairview and East, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Low crime in most neighborhoods
3. Close to major attractions
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Can feel isolated
3. The job market situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for couples. pretty good vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt better than expected. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $60K-$120K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
