First post here. We have two kids and Average temperature is around 65--F, so the weather is moderate. The median home value here is around $458,000, which is pretty steep. Property taxes are high but you get good services. Is this normal for Celina? Looking forward to hearing from you all. Traffic can be rough during rush hour, no sugarcoating that.

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. walkability used to be much manageable but now it's decent.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 47, moved here 4 years ago from Phoenix. I've lived in Riverside and Lakewood, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Close to major attractions
3. Diverse dining options
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Not a lot of cultural diversity
3. The nightlife situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for couples. excellent vibes, walkable.
- Lakewood: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt better than expected. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $50K-$80K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
