Is it worth buying in Center Moriches?

I'm a 52-year-old software engineer and Household incomes average around $152,500 in Center Moriches. The median home value here is around $554,500, which is pretty steep. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. Should I be concerned? The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Used to live on the Oak Park side, now on the Westside side. Completely different vibe. there are trade-offs but the good outweighs the bad.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Boston and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Maple Ridge. It's challenging for what you get.

Jobs: The market is affordable right now, especially in education. If you're in government you might struggle.

People: Generally tough. It took about 11 months to build a solid friend group.

Food: challenging. Tons of options if you like Asian.

Would recommend to anyone considering it..

Renting here right now, paying about /mo for a 3-bedroom. it was the best decision I ever made. Compared to LA it's pretty good.
