Rent vs buy in Centerton -what makes sense?

Hello, Been living here since 2007. The unemployment rate is 1.5%, which is pretty low. Household incomes average around $112,920 in Centerton. Median household income is $112,920, which feels pretty solid for the area. It's a a small town city with about 20,212 people. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. Anyone in a similar situation? The weather takes some getting used to. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 57, moved here 8 years ago from Phoenix. I've lived in Maple Ridge and Westside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Active local events and festivals
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited shopping options
3. The outdoor recreation situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for young professionals. better than expected vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt excellent. Rent is about /mo. Groceries are established. Gas is wild. You can live comfortably on $90K-$110K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem pretty good.

I've been here 3 years and it exceeded my expectations. The thing nobody mentions is nightlife. It's developing and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into hiking, this place is excellent.

Neighborhood matters A LOT here. The Fairview side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..
