Is Centralia still affordable?

Hello, The unemployment rate is 5.8%, which is about average. Homes are going for about $81,600 on average. It's a a small town city with about 12,009 people. Median household income is $47,308, which feels on the lower side for the area. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus.

Pros:

- Close to nature
- Lots of new development
- Good healthcare facilities
- Good airport connections

Cons:
- Hot summers
- Cold winters
- Limited cultural events
- Chain restaurants dominate
- Homelessness issues downtown
The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. I'd say it's better for families than young singles. Property taxes are high but you get good services.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 8 years. Moved from Salt Lake City for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
retail is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is pretty good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Bugs and humidity in summer. And safety can be frustrating.

**Bottom line:**

I've been living here for 4 years and I'd say I genuinely enjoy living here. The healthcare is solid compared to other places I've lived. Overall It's not for everyone but it works for us..
