Cheapest neighborhoods in Cerritos?

I'm originally from Salt Lake City and Homes are going for about $908,600 on average. Median household income is $133,953, which feels pretty solid for the area. Crime rate is something to consider -Cerritos sits at 250.8 per 100K. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. Any advice would be great. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. OK so I've been meaning to write this for a while. I moved here 9 years ago from Tampa and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Eastside. It's underrated for what you get.

Jobs: The market is growing right now, especially in engineering. If you're in finance you might struggle.

People: Generally surprisingly good. It took about 13 months to build a solid friend group.

Food: excellent. Tons of options if you like seafood.

Would recommend to anyone considering it..
