Longtime lurker here, Median household income is $131,944, which feels pretty solid for the area. With a population of 4,301, Chalfont is a small town. It's a a small town city with about 4,301 people. Poverty rate is 7.2%, which is pretty low. Night life is decent if you know the right spots. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. Property taxes are high but you get good services.
Pros:
- Great weather
- Low taxes
- Easy commute
Cons:
- Limited dining options
- Poor road conditions
- Limited cultural events
- Not enough green space
Am I wrong here? There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. Property taxes are high but you get good services. The city has invested a lot in new development. The weather takes some getting used to.

Bought a house here in 2022 and it's improved dramatically in recent years. Property values have gone up a bit since then.

Public transit is average here. You'll probably need a car for most things. I'm still on the fence after all this time.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 25, moved here 12 years ago from Minneapolis. I've lived in Westside and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Decent public transit for the size
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Dating scene is rough
2. Far from beaches/mountains
3. The weather situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Westside: Great for couples. surprisingly good vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Minneapolis, everything felt tough. Rent is about /mo. Groceries are competitive. Gas is reasonable. You can live comfortably on $100K-$90K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
