Is Channelview still affordable?

Hey everyone, Been living here since 2021. Crime rate is something to consider -Channelview sits at 137.2 per 100K. It's a a smaller city city with about 43,536 people. The unemployment rate is 4.4%, which is about average. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. It's not perfect, but the community is solid.

Pros:

- Easy commute
- Lots of new development

Cons:
- Traffic can be terrible
- Sprawl everywhere
- Few job opportunities in some fields
- Mosquitoes and humidity
- Not enough green space

I've been in Riverside for 1 years. Moved from New York for family. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
real estate is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is solid - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited shopping options. And cost of living can be frustrating.
