Hey folks, We have two kids and Homes are going for about $576,500 on average. The median home value here is around $576,500, which is pretty steep. The suburbs are where most families end up. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. Anyone in a similar situation? Thanks for reading. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood.

Bought a house here in 2024 and it's been a really good experience overall. Property values have gone up a bit since then.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Tampa and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Pine Hills. It's hit or miss for what you get.

Jobs: The market is manageable right now, especially in construction. If you're in hospitality you might struggle.

People: Generally solid. It took about 9 months to build a solid friend group.

Food: excellent. Tons of options if you like Indian.

Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 13 years and it's been a really good experience overall. The thing nobody mentions is food scene. It's manageable and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into running, this place is improving.

Neighborhood matters A LOT here. The Pine Hills side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The traffic is genuinely pretty good and I've found the quality of life is solid. My neighborhood (Eastside) is reasonable and I feel safe walking around at night.

But if you're coming from San Francisco, be prepared for the culture shock. housing market is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
