OK so Military spouse here. The median home value here is around $856,800, which is pretty steep. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Am I overthinking this? Appreciate any input. The weather takes some getting used to. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly.

My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is school system. Other than that, Happy to answer more specific questions..

We moved here with our family and I have mixed feelings honestly. Schools in Maple Ridge area are hit or miss. Kids love it here.
