I've been in Downtown for 8 years. Moved from Charlotte for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
consulting is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is surprisingly good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Nightlife is limited. And weather can be frustrating.
**Bottom line:**

Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from Atlanta about 3 years ago. The main reasons were retirement and cost of living.
Pros I've experienced:
- Good schools in most areas
- Decent public transit for the size
- Good airport with direct flights
Cons that are real:
- Not a lot of cultural diversity
- Bugs and humidity in summer
Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are reasonable, gas is improving.
Socially, I'm still on the fence after all this time. Happy to answer more specific questions..

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The walkability is genuinely solid and I've found it's been a really good experience overall. My neighborhood (Pine Hills) is affordable and I feel safe walking around at night.
But if you're coming from San Francisco, be prepared for the culture shock. community vibe is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Raleigh and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Riverside. It's excellent for what you get.
Jobs: The market is affordable right now, especially in hospitality. If you're in retail you might struggle.
People: Generally better than expected. It took about 14 months to build a solid friend group.
Food: hit or miss. Tons of options if you like sushi.
Would recommend to anyone considering it..

Came here for a job opportunity and stayed because there are trade-offs but the good outweighs the bad. The food scene is honestly decent and I don't see that changing anytime soon.
