Is Chula Vista still affordable?

So, Just moved here 12 months ago and With a population of 275K, Chula Vista is a mid-size city. Average temperature is around 62°F, so the weather is moderate. Downtown has improved a lot in recent years. Any advice would be great. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that.

I'm a nurse and I've found the quality of life is solid. The community is excellent and there's always something going on.
