Hi all, Poverty rate is 6.9%, which is pretty low. The median home value here is around $697,400, which is pretty steep. It's changing fast — some good, some not so much. I'd say it's better for families than young singles. What neighborhoods would you suggest?

Came here for family and stayed because it's been a really good experience overall. The community vibe is honestly challenging and I don't see that changing anytime soon.

I'd say the biggest thing people don't talk about is public transit. it exceeded my expectations. Worth doing your research before committing.

I've lived in Sunset for about 5 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from Houston, I was surprised by safety. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Nice parks and green spaces
- Four distinct seasons
- The traffic scene is tough
The downsides:
- Nightlife is limited
- Chain restaurants dominate

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a marketing manager, 51, moved here 5 years ago from San Francisco. I've lived in Fairview and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Good internet infrastructure
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Chain restaurants dominate
3. The pet-friendliness situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Fairview: Great for singles. better than expected vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt tough. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $80K-$90K here.
**Final verdict:**

Depends on what you're looking for honestly. If you want walkability, then yeah this place is great. But if school system matters to you, might want to look elsewhere.
