Best and worst neighborhoods in Clear Lake CDP (Pierce County)
Random thought, Homes are going for about $597,500 on average. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. What are your go-to spots? Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid.

I've lived in Pine Hills for about 9 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from New York, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Lots of new development happening
- The cultural scene scene is better than expected
The downsides:
- Not a lot of cultural diversity
- Bugs and humidity in summer
Overall I'd rate it 6/10 for young professionals. Give it a chance - it might surprise you..

As someone who grew up here, it's not perfect but it works for me. A lot has changed in the past few years though. community vibe used to be much pricey but now it's decent.

I've lived in Meadowbrook for about 5 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Denver, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.

- Good healthcare facilities
- Decent public transit for the size
- The cost of living scene is pretty good
The downsides:
- Rising rent and home prices
- Property taxes are high
Overall I'd rate it 9/10 for young professionals. Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 9 years ago from Minneapolis and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Sunset. It's better than expected for what you get.
Jobs: The market is wild right now, especially in manufacturing. If you're in healthcare you might struggle.
People: Generally decent. It took about 7 months to build a solid friend group.
Food: pretty good. Tons of options if you like Southern.
