Pros and cons of Clearfield after 3 years

Been meaning to ask this. I'm a remote worker and Crime rate is something to consider -Clearfield sits at 173.8 per 100K. Homes are going for about $342,000 on average. The median home value here is around $342,000, which seems about average. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. Thoughts? The weather takes some getting used to. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Meadowbrook for 6 years. Moved from Denver for family. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
construction is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Chain restaurants dominate. And walkability can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem underrated.

I've been here 14 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is cultural scene. It's reasonable and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into camping, this place is underrated.

Neighborhood matters A LOT here. The Downtown side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..
