Is Clearwater getting better or worse?

I grew up here but left for a while. Rent is about $1,539/month for a decent place. The city has invested a lot in new development. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 36, moved here 13 years ago from San Francisco. I've lived in Meadowbrook and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Decent public transit for the size
3. Strong sense of community
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Not a lot of cultural diversity
3. The job market situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for young professionals. decent vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt improving. Rent is about /mo. Groceries are stable. Gas is wild. You can live comfortably on $70K-$140K here.

I've been in Old Town for 5 years. Moved from Tampa for school. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
marketing is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is solid - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Road conditions need improvement. And public transit can be frustrating.
