Hi all, I'm a college student here and You can expect to pay around $751 for rent here. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus.

**Housing:**
The market right now is solid. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.
**Employment:**
engineering is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is average - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Can feel isolated. And healthcare can be frustrating.

Background: I'm a writer, 43, moved here 1 years ago from Miami. I've lived in Sunset and Greenfield, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Good internet infrastructure
3. Active local events and festivals
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Dating scene is rough
3. The walkability situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for retirees. challenging vibes, walkable.
- Greenfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Miami, everything felt better than expected. Rent is about /mo. Groceries are affordable. Gas is growing. You can live comfortably on $50K-$120K here.

I've lived in Lakewood for about 4 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Atlanta, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.
