With a population of 18,776, Clive is a small town. Rent is about $1,099/month for a decent place. Household incomes average around $131,082 in Clive. Crime rate is something to consider -Clive sits at 40.5 per 100K. The weather takes some getting used to. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Should I be concerned? Property taxes are high but you get good services. I'd say it's better for families than young singles. Public transit is better than expected here. You'll probably need a car for most things. it was the best decision I ever made.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 29, moved here 9 years ago from Denver. I've lived in Pine Hills and Oak Park, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Lots of new development happening
3. Affordable housing options
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Can feel isolated
3. The traffic situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for remote workers. improving vibes, walkable.
- Oak Park: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt decent. Rent is about /mo. Groceries are affordable. Gas is established. You can live comfortably on $60K-$130K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I work in government here and it's exactly what I was looking for. The job market for my field is better than expected. No regrets on my end..

I've lived in Uptown for about 10 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from Chicago, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good schools in most areas
- Low crime in most neighborhoods
- The cultural scene scene is solid
The downsides:
- Summers can be brutally hot
- Far from beaches/mountains
Overall I'd rate it 9/10 for families. Give it a chance - it might surprise you..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Downtown for 5 years. Moved from Phoenix for school. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
legal is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is decent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Can feel isolated. And dating scene can be frustrating.
**Bottom line:**
For families, I'd say this is a 5/10. Hope this helps!. Feel free to ask specific questions - happy to help.

As someone who grew up here, it's been a really good experience overall. A lot has changed in the past few years though. public transit used to be much reasonable but now it's average.
