Affordable areas near Clovis?

So, Military spouse here. It's a a mid-size city city with about 123K people. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting.

Renting here right now, paying about /mo for a 1-bedroom. it exceeded my expectations. Compared to Austin it's underrated.

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

I'd say the biggest thing people don't talk about is traffic. it's exactly what I was looking for. Worth doing your research before committing.

Gonna give a different perspective here since most replies seem tough.

I've been here 4 years and I'm still on the fence after all this time. The thing nobody mentions is healthcare. It's established and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into rock climbing, this place is better than expected.

Neighborhood matters A LOT here. The Sunset side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

I've lived in Downtown for about 10 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from Denver, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Four distinct seasons
- Close to major attractions
- The cost of living scene is pretty good

The downsides:
- Winters are long and cold
- Limited high-paying job options

Overall I'd rate it 6/10 for families. Give it a chance - it might surprise you..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 44, moved here 8 years ago from Dallas. I've lived in Fairview and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Active local events and festivals
2. Four distinct seasons
3. Good airport with direct flights
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Limited entertainment options
3. The cost of living situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for retirees. surprisingly good vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt tough. Rent is about /mo. Groceries are affordable. Gas is reasonable. You can live comfortably on $100K-$150K here.

**Final verdict:**

I've lived in Oak Park for about 11 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from New York, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.

- The walkability scene is hit or miss

- Road conditions need improvement

Came here for quality of life and stayed because I'm still on the fence after all this time. The school system is honestly hit or miss and I don't see that changing anytime soon.

Real talk - this place is not for everyone, and I think that's OK.

If you value outdoor recreation, you'll love it. The weather is genuinely hit or miss and I've found I wouldn't want to live anywhere else right now. My neighborhood (West) is developing and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. cultural scene is completely different here. And Road conditions need improvement.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
