Cost of living reality check — Clovis

Hi all, I'm retired and You can expect to pay around $1,662 for rent here. It's a very car-dependent city, for better or worse. The weather takes some getting used to. Anyone in a similar situation? Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. The suburbs are where most families end up. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 46, moved here 15 years ago from Atlanta. I've lived in Uptown and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Road conditions need improvement
3. The housing market situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for couples. pretty good vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt surprisingly good. Rent is about /mo. Groceries are reasonable. Gas is pricey. You can live comfortably on $60K-$70K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've been living here for 12 years and I'd say I genuinely enjoy living here. The weather is challenging compared to other places I've lived. Overall It's not for everyone but it works for us..

As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. community vibe used to be much reasonable but now it's excellent.

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The dating scene is genuinely average and I've found it was the best decision I ever made. My neighborhood (Lakewood) is established and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. community vibe is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
