Alright, I'm a college student here and Median household income is $100,360, which feels pretty solid for the area. The unemployment rate is 3.8%, which is pretty low. Household incomes average around $100,360 in Clovis. Property taxes are high but you get good services. The suburbs are where most families end up. Am I wrong here? Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. It's changing fast — some good, some not so much. Night life is decent if you know the right spots. The suburbs are where most families end up. The city has invested a lot in new development.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Lakewood for 4 years. Moved from San Francisco for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
finance is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is tough - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Lakewood schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Winters are long and cold. And weather can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 6/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

Renting here right now, paying about /mo for a 2-bedroom. I genuinely enjoy living here. Compared to Pittsburgh it's underrated.

I've been living here for 1 years and I'd say it exceeded my expectations. The food scene is decent compared to other places I've lived. Overall It's not for everyone but it works for us..

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Baltimore about 1 years ago. The main reasons were retirement and quality of life.
Pros I've experienced:
- Cost of living is very reasonable
- Good internet infrastructure
- Lots of family-friendly activities
Cons that are real:
- Not a lot of cultural diversity
- Limited shopping options
Financially, we've found it pretty good compared to where we came from. Older homes are where the value is. Groceries are developing, gas is decent.
Socially, I wouldn't want to live anywhere else right now. Hope this helps!.

If you're remote, this place is great for cost of living. it's not perfect but it works for me. Internet is surprisingly good in most areas.

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The walkability is genuinely excellent and I've found it was the best decision I ever made. My neighborhood (Highland) is affordable and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. cost of living is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Pine Hills for 1 years. Moved from Minneapolis for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
construction is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is tough - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Can feel isolated. And cultural scene can be frustrating.
**Bottom line:**
For singles, I'd say this is a 8/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem average.
I've been here 13 years and I have mixed feelings honestly. The thing nobody mentions is nightlife. It's competitive and it affects daily life more than you'd think.
That said, the weather is legit. And if you're into photography, this place is decent.
Neighborhood matters A LOT here. The Pine Hills side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
Happy to answer more specific questions..

Came here for retirement and stayed because it's improved dramatically in recent years. The cultural scene is honestly underrated and I don't see that changing anytime soon.
