Not sure if this has been asked before, but We have two kids and Household incomes average around $54,029 in Clovis. Homes are going for about $160,000 on average. Crime rate is something to consider -Clovis sits at 673.8 per 100K. The unemployment rate is 4.3%, which is about average. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Would love some local perspective. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 51, moved here 11 years ago from Raleigh. I've lived in Highland and Springfield, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Good schools in most areas
3. Lots of new development happening
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Chain restaurants dominate
2. Far from beaches/mountains
3. The weather situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for couples. hit or miss vibes, walkable.
- Springfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Raleigh, everything felt better than expected. Rent is about /mo. Groceries are stable. Gas is stable. You can live comfortably on $40K-$80K here.
