Hey everyone, I'm single, late 20s, and The median home value here is around $160,500, which is actually reasonable. Crime rate is something to consider -Coatesville sits at 996.9 per 100K. The city has invested a lot in new development. I'd say it's better for families than young singles. Thoughts? Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 3 years. Moved from LA for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.
**Employment:**
retail is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is pretty good - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Chain restaurants dominate. And public transit can be frustrating.
**Bottom line:**
For couples, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Portland about 10 years ago. The main reasons were cost of living and my partner's job.
Pros I've experienced:
- Active local events and festivals
- Four distinct seasons
- Lots of family-friendly activities
Cons that are real:
- Summers can be brutally hot
- Road conditions need improvement
Financially, we've found it excellent compared to where we came from. Older homes are where the value is. Groceries are growing, gas is surprisingly good.
Socially, it's not perfect but it works for me. No regrets on my end..

Public transit is pretty good here. You'll probably need a car for most things. I genuinely enjoy living here.

OK so I've been meaning to write this for a while. I moved here 11 years ago from Phoenix and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Pine Hills. It's surprisingly good for what you get.
Jobs: The market is pricey right now, especially in retail. If you're in retail you might struggle.
People: Generally pretty good. It took about 5 months to build a solid friend group.
Food: surprisingly good. Tons of options if you like Italian.
No regrets on my end..
