First post here. I'm a 41-year-old pharmacist and Homes are going for about $135,000 on average. Poverty rate is 36.1%, which is higher than I expected. You can expect to pay around $1,103 for rent here. Household incomes average around $32,746 in Cocoa West. It's a a small town city with about 5,416 people. The food scene here is surprisingly good. I'd say it's better for families than young singles. The weather takes some getting used to. It's changing fast -some good, some not so much. Anyone in a similar situation? Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 35, moved here 11 years ago from Baltimore. I've lived in Oak Park and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Close to major attractions
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Property taxes are high
3. The community vibe situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Oak Park: Great for families. hit or miss vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Baltimore, everything felt excellent. Rent is about /mo. Groceries are reasonable. Gas is manageable. You can live comfortably on $100K-$80K here.

**Final verdict:**

Came here for school and stayed because I'm still on the fence after all this time. The housing market is honestly tough and I don't see that changing anytime soon.
