Housing market in College right now

Anyone else feel this way? It's a a small town city with about 11,730 people. With a population of 11,730, College is a small town. You can expect to pay around $1,405 for rent here. Night life is decent if you know the right spots. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level.

Pros:
- Low taxes
- Easy commute
- Lots of new development

Cons:
- Cold winters
- Sprawl everywhere
- Poor road conditions
- Not enough green space

The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. Great question. I'll try to be comprehensive here.

I'm a marketing manager who relocated here from San Diego about 11 years ago. The main reasons were family and quality of life.

Pros I've experienced:
- Good internet infrastructure
- Affordable housing options
- Diverse dining options

Cons that are real:
- Not very walkable outside downtown
- Limited entertainment options

Financially, we've found it better than expected compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are growing, gas is average.

Socially, the quality of life is solid. Give it a chance - it might surprise you..
