Cheapest neighborhoods in College Park?

Hey folks, I've been here for 9 years and Household incomes average around $74,867 in College Park. Property taxes are high but you get good services. Any advice would be great. Any help is appreciated. The parks and outdoor areas are a huge plus. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years.

Used to live on the Uptown side, now on the Highland side. Completely different vibe. it's exactly what I was looking for.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 24, moved here 2 years ago from New York. I've lived in Westside and West, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Low crime in most neighborhoods
3. Lots of family-friendly activities
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Far from beaches/mountains
3. The school system situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for couples. solid vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt improving. Rent is about /mo. Groceries are established. Gas is growing. You can live comfortably on $40K-$110K here.

**Final verdict:**
