First post here. Been living here since 2024. Rent is about $3,194/month for a decent place. It's a a smaller city city with about 25,906 people. There's a growing tech scene which is exciting. I've been in Pine Hills for 13 years. Moved from San Francisco for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
marketing is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is improving - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Property taxes are high. And dating scene can be frustrating.
**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 11 years ago from Pittsburgh and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Oak Park. It's pretty good for what you get.
Jobs: The market is wild right now, especially in construction. If you're in real estate you might struggle.
People: Generally surprisingly good. It took about 11 months to build a solid friend group.
Food: pretty good. Tons of options if you like craft beer.
Give it a chance - it might surprise you..

2. Bugs and humidity in summer

**Neighborhoods I'd avoid:**

I've been here 2 years and I genuinely enjoy living here. The thing nobody mentions is food scene. It's manageable and it affects daily life more than you'd think.
That said, the safety is legit. And if you're into camping, this place is pretty good.
Neighborhood matters A LOT here. The Greenfield side vs the Springfield side are basically different cities. Make sure you visit both before deciding.
