Alright, I'm a remote worker and Median household income is $203,566, which feels pretty solid for the area. The median home value here is around $718,900, which is pretty steep. Household incomes average around $203,566 in Colleyville. Poverty rate is 1.7%, which is pretty low. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. I'd say it's better for families than young singles.

I'm a writer who relocated here from San Francisco about 7 years ago. The main reasons were weather and quality of life.

Pros I've experienced:
- Great outdoor activities nearby
- Nice parks and green spaces
- Strong job market in several industries

Cons that are real:
- Limited high-paying job options
- Property taxes are high

Financially, we've found it tough compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are wild, gas is solid.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 55, moved here 7 years ago from Houston. I've lived in Westside and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Low crime in most neighborhoods
3. Nice parks and green spaces
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Limited shopping options
3. The walkability situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for families. tough vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt solid. Rent is about /mo. Groceries are wild. Gas is affordable. You can live comfortably on $80K-$100K here.

**Final verdict:**

it was the best decision I ever made. When I first moved here from Raleigh, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.
