Hi all, Poverty rate is 2.0%, which is pretty low. Rent is about $1,574/month for a decent place. Honestly, I think it's a great place if you know where to look. What do you all think? There's a real sense of community in certain neighborhoods. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in South for 6 years. Moved from Chicago for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
tech is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is decent - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. South schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Dating scene is rough. And job market can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 7/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Bought a house here in 2018 and I have mixed feelings honestly. Property values have gone up significantly since then.

Gonna give a different perspective here since most replies seem solid.
I've been here 12 years and the quality of life is solid. The thing nobody mentions is outdoor recreation. It's wild and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into golfing, this place is tough.
Neighborhood matters A LOT here. The Pine Hills side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
