Worst things about Collierville nobody talks about

OK so I grew up here but left for a while. With a population of 51,212, Collierville is a smaller city. Crime rate is something to consider -Collierville sits at 232.1 per 100K. Average temperature is around 61--F, so the weather is moderate. Poverty rate is 2.0%, which is pretty low. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that.

Pros:
- Nice parks and trails
- Low crime in most areas
- Diverse community
- Plenty of shopping options

Cons:
- Few job opportunities in some fields
- Mosquitoes and humidity
- Homelessness issues downtown
What are your go-to spots? Looking forward to hearing from you all. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. It's changing fast -some good, some not so much. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a project manager, 58, moved here 14 years ago from Boston. I've lived in Uptown and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Good healthcare facilities
3. Lots of family-friendly activities
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Homeless population growing downtown
3. The pet-friendliness situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for couples. decent vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt surprisingly good. Rent is about /mo. Groceries are growing. Gas is affordable. You can live comfortably on $100K-$120K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it exceeded my expectations. It's not for everyone but it works for us..
