Cheapest neighborhoods in Columbine?

Alright, I'm a nurse at the local hospital and Rent is about $2,391/month for a decent place. The median home value here is around $590,600, which is pretty steep. Poverty rate is 3.8%, which is pretty low. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Pittsburgh and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in Westside. It's challenging for what you get.

Jobs: The market is reasonable right now, especially in real estate. If you're in finance you might struggle.

People: Generally excellent. It took about 4 months to build a solid friend group.

Food: pretty good. Tons of options if you like Thai.

Give it a chance - it might surprise you..

From a safety perspective, it really depends on the area. Some neighborhoods are excellent, others not so much. Do your research on specific streets.
