Hey, With a population of 25,681, Columbine is a smaller city. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. What would you do? Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. there are trade-offs but the good outweighs the bad. When I first moved here from Nashville, I was surprised by job market. It took some adjustment but now I wouldn't trade it.

The downsides:
- Bugs and humidity in summer
- Far from beaches/mountains

If you value dating scene, you'll love it. The housing market is genuinely improving and I've found I'm still on the fence after all this time. My neighborhood (Eastside) is pricey and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. traffic is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

The market right now is hit or miss. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
