First post here. You can expect to pay around $1,420 for rent here. Cost of living is definitely rising, but still manageable. Does this match your experience?

I'd say the biggest thing people don't talk about is cultural scene. I genuinely enjoy living here. Worth doing your research before committing.

The food scene here is average. Tons of great Mexican places. it's improved dramatically in recent years.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. food scene used to be much competitive but now it's better than expected.

Public transit is improving here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Nashville about 7 years ago. The main reasons were retirement and a job opportunity.
Pros I've experienced:
- Low crime in most neighborhoods
- Active local events and festivals
- Lots of family-friendly activities
Cons that are real:
- Property taxes are high
- Chain restaurants dominate
Financially, we've found it improving compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are competitive, gas is surprisingly good.
Socially, it's exactly what I was looking for. Feel free to reach out with questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 6 years. Moved from Phoenix for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
construction is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is improving - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Chain restaurants dominate. And school system can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 9/10. No regrets on my end.. Feel free to ask specific questions - happy to help.
