Rent vs buy in Concord -what makes sense?

So, I'm a remote worker and Crime rate is something to consider -Concord sits at 121.7 per 100K. Poverty rate is 6.1%, which is pretty low. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Let me know your thoughts. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Uptown for 5 years. Moved from Denver for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
healthcare is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is pretty good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Uptown schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited entertainment options. Bugs and humidity in summer. And weather can be frustrating.

**Bottom line:**
