I grew up here but left for a while. Poverty rate is 6.2%, which is pretty low. The unemployment rate is 1.7%, which is pretty low. Rent is about $1,502/month for a decent place. Average temperature is around 73--F, so it's warm year-round. I'd say it's better for families than young singles. Public transit needs a lot of work honestly. The weather takes some getting used to. Worth the trade-offs? Thanks! The weather takes some getting used to. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus.

My experience has been mostly positive. I'm still on the fence after all this time. The only thing I'd watch out for is dating scene. Other than that, Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 1 years and I love the pace of life here. The thing nobody mentions is healthcare. It's growing and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into surfing, this place is surprisingly good.
Neighborhood matters A LOT here. The Eastside side vs the West side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

I'd say the biggest thing people don't talk about is school system. it was the best decision I ever made. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 10 years. Moved from Austin for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
retail is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is underrated - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Road conditions need improvement. And outdoor recreation can be frustrating.
**Bottom line:**
For couples, I'd say this is a 9/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The job market is genuinely improving and I've found it exceeded my expectations. My neighborhood (Pine Hills) is stable and I feel safe walking around at night.
But if you're coming from Chicago, be prepared for the culture shock. school system is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Hot take but it's improved dramatically in recent years. I know a lot of people disagree but after 14 years here, that's my honest assessment.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Minneapolis about 8 years ago. The main reasons were cost of living and family.
Pros I've experienced:
- Good healthcare facilities
- Decent public transit for the size
- Affordable housing options
Cons that are real:
- Limited high-paying job options
- Limited entertainment options
Financially, we've found it challenging compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is improving.
Socially, I genuinely enjoy living here. Definitely worth checking out..

I've been in Midtown for 2 years. Moved from San Diego for school. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2016 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
consulting is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is underrated - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Midtown schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Can feel isolated. And public transit can be frustrating.
**Bottom line:**
For singles, I'd say this is a 8/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

I've been living here for 12 years and I'd say it exceeded my expectations. The walkability is tough compared to other places I've lived. Overall Good luck with whatever you decide..
