Anyone else love living in Cookeville?

Curious what people think. Crime rate is something to consider -Cookeville sits at 352.0 per 100K. Household incomes average around $48,501 in Cookeville. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. Anyone in a similar situation? TIA! Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level.

Background: I'm a real estate agent, 38, moved here 3 years ago from Dallas. I've lived in East and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good healthcare facilities
3. Active local events and festivals
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Chain restaurants dominate
3. The walkability situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for retirees. surprisingly good vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt solid. Rent is about /mo. Groceries are growing. Gas is developing. You can live comfortably on $80K-$120K here.
