I've been in East for 7 years. Moved from San Diego for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
healthcare is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is better than expected - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. East schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Limited entertainment options. And walkability can be frustrating.

Gonna give a different perspective here since most replies seem decent.
I've been here 12 years and it's improved dramatically in recent years. The thing nobody mentions is food scene. It's reasonable and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into surfing, this place is pretty good.
Neighborhood matters A LOT here. The Old Town side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

I'm a electrician who relocated here from Phoenix about 14 years ago. The main reasons were quality of life and retirement.
Pros I've experienced:
- Decent public transit for the size
- Lots of new development happening
- Lots of family-friendly activities
Cons that are real:
- Can feel isolated
- Far from beaches/mountains
Financially, we've found it better than expected compared to where we came from. Older homes are where the value is. Groceries are competitive, gas is pretty good.
Socially, it's been a really good experience overall. Good luck with whatever you decide..

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Sunset. It's challenging for what you get.
Jobs: The market is reasonable right now, especially in marketing. If you're in retail you might struggle.
People: Generally solid. It took about 10 months to build a solid friend group.
Food: challenging. Tons of options if you like Southern.

Real talk - this place is not for everyone, and I think that's OK.
If you value traffic, you'll love it. The walkability is genuinely surprisingly good and I've found I genuinely enjoy living here. My neighborhood (Pine Hills) is developing and I feel safe walking around at night.
But if you're coming from San Diego, be prepared for the culture shock. job market is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
