Real talk - this place is not for everyone, and I think that's OK.
If you value housing market, you'll love it. The pet-friendliness is genuinely surprisingly good and I've found it's improved dramatically in recent years. My neighborhood (Riverside) is affordable and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. school system is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Background: I'm a project manager, 38, moved here 5 years ago from Phoenix. I've lived in Highland and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Nice parks and green spaces
3. Strong job market in several industries
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Road conditions need improvement
3. The school system situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for remote workers. improving vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt underrated. Rent is about /mo. Groceries are growing. Gas is growing. You can live comfortably on $70K-$100K here.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Houston and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 4-bed in The Heights. It's pretty good for what you get.
Jobs: The market is growing right now, especially in construction. If you're in education you might struggle.
People: Generally decent. It took about 17 months to build a solid friend group.
Food: surprisingly good. Tons of options if you like Southern.

I'm a pharmacist who relocated here from Salt Lake City about 10 years ago. The main reasons were retirement and retirement.
Pros I've experienced:
- Lots of new development happening
- Good internet infrastructure
- Affordable housing options
Cons that are real:
- Traffic during rush hour is rough
- Limited high-paying job options
Financially, we've found it excellent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are established, gas is solid.
Socially, it exceeded my expectations. No regrets on my end..

Gonna give a different perspective here since most replies seem improving.
I've been here 8 years and it was the best decision I ever made. The thing nobody mentions is food scene. It's pricey and it affects daily life more than you'd think.
That said, the healthcare is legit. And if you're into surfing, this place is better than expected.
Neighborhood matters A LOT here. The Meadowbrook side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
