Crime rate is something to consider -Coon Rapids sits at 83.5 per 100K. Downtown has improved a lot in recent years. The weather takes some getting used to. What neighborhoods would you suggest? Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. I've lived in East for about 14 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Phoenix, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Decent public transit for the size
- The housing market scene is underrated
The downsides:
- Rising rent and home prices
- Limited high-paying job options

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The cultural scene is genuinely challenging and I've found I genuinely enjoy living here. My neighborhood (Fairview) is pricey and I feel safe walking around at night.
But if you're coming from Charlotte, be prepared for the culture shock. job market is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. housing market used to be much competitive but now it's better than expected.
