Living in Coon Rapids -the reality

Been meaning to ask this. I relocated for work and Average temperature is around 44--F, so bundle up in winter. The median home value here is around $287,200, which seems about average. Poverty rate is 5.8%, which is pretty low. Household incomes average around $86,618 in Coon Rapids. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. **Housing:**
The market right now is solid. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
finance is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is average - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Road conditions need improvement. And school system can be frustrating.
