Cheapest neighborhoods in Coram?

Hi all, My family moved here when I was a kid. With a population of 41,527, Coram is a smaller city. Median household income is $107,159, which feels pretty solid for the area. The median home value here is around $425,300, which is pretty steep. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. The weather takes some getting used to.

Gonna give a different perspective here since most replies seem tough.

I've been here 4 years and it's been a really good experience overall. The thing nobody mentions is nightlife. It's competitive and it affects daily life more than you'd think.

That said, the food scene is legit. And if you're into surfing, this place is improving.

Neighborhood matters A LOT here. The Maple Ridge side vs the North side are basically different cities. Make sure you visit both before deciding.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 27, moved here 3 years ago from Phoenix. I've lived in Lakewood and West, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Nice parks and green spaces
3. Good airport with direct flights
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Bugs and humidity in summer
2. Far from beaches/mountains
3. The public transit situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for singles. excellent vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt solid. Rent is about /mo. Groceries are manageable. Gas is wild. You can live comfortably on $90K-$100K here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 6 years. Moved from Tampa for family. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
manufacturing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is decent - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Not very walkable outside downtown. And food scene can be frustrating.

**Bottom line:**
