Anyone else love living in Corsicana?

Curious what people think. I'm a college student here and Median household income is $51,240, which feels on the lower side for the area. The unemployment rate is 3.3%, which is pretty low. The school system varies a lot by neighborhood. The city has invested a lot in new development. Am I wrong here? It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. The suburbs are where most families end up. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. The food scene here is surprisingly good. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods.

Public transit is tough here. You'll probably need a car for most things. I love the pace of life here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 29, moved here 5 years ago from Houston. I've lived in North and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Active local events and festivals
3. Strong sense of community
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Can feel isolated
2. Far from beaches/mountains
3. The public transit situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for families. surprisingly good vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt solid. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $50K-$100K here.

**Final verdict:**

If you're remote, this place is great for cost of living. I'm still on the fence after all this time. Internet is tough in most areas.
