Biggest downsides of living in Corsicana?

Hey everyone, We have two kids and With a population of 25,344, Corsicana is a smaller city. Poverty rate is 13.2%, which is around average. The unemployment rate is 3.3%, which is pretty low. It's a a smaller city city with about 25,344 people. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. Let me know your thoughts. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 34, moved here 9 years ago from Denver. I've lived in Greenfield and West, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Low crime in most neighborhoods
3. Strong sense of community
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Rising rent and home prices
3. The job market situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for families. hit or miss vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt challenging. Rent is about /mo. Groceries are stable. Gas is established. You can live comfortably on $50K-$80K here.

I've been in Maple Ridge for 5 years. Moved from Minneapolis for work. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2016 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
finance is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is pretty good - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Dating scene is rough. And weather can be frustrating.

Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The healthcare is genuinely challenging and I've found it's not perfect but it works for me. My neighborhood (Meadowbrook) is pricey and I feel safe walking around at night.

But if you're coming from Charlotte, be prepared for the culture shock. traffic is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
