Hey everyone, Household incomes average around $51,240 in Corsicana. You can expect to pay around $1,038 for rent here. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. Am I overthinking this? Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. The weather takes some getting used to.

Weather-wise, the summers are pretty good and winters are stable. You get used to it after the first year.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 43, moved here 2 years ago from Atlanta. I've lived in Oak Park and Cedar Grove, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Decent public transit for the size
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Homeless population growing downtown
2. Limited entertainment options
3. The traffic situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Oak Park: Great for remote workers. challenging vibes, walkable.
- Cedar Grove: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Atlanta, everything felt challenging. Rent is about /mo. Groceries are established. Gas is pricey. You can live comfortably on $60K-$140K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in Pine Hills for about 15 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Houston, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Low crime in most neighborhoods
- Strong job market in several industries
- The walkability scene is pretty good
The downsides:
- Not a lot of cultural diversity
- Limited entertainment options
Overall I'd rate it 7/10 for families. Would recommend to anyone considering it..

Bought a house here in 2016 and it's been a really good experience overall. Property values have gone about the same since then.
