So, I'm a teacher here and With a population of 25,344, Corsicana is a smaller city. Household incomes average around $51,240 in Corsicana. Crime rate is something to consider -Corsicana sits at 738.8 per 100K. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. OK so I've been meaning to write this for a while. I moved here 1 years ago from Denver and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Fairview. It's surprisingly good for what you get.
Jobs: The market is manageable right now, especially in retail. If you're in marketing you might struggle.
People: Generally underrated. It took about 16 months to build a solid friend group.
Food: solid. Tons of options if you like Thai.
It's not for everyone but it works for us..

I've lived in Maple Ridge for about 7 years now, so I can give you a pretty detailed perspective.
I love the pace of life here. When I first moved here from Denver, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Close to major attractions
- The outdoor recreation scene is excellent
The downsides:
- Traffic during rush hour is rough
- Dating scene is rough
Overall I'd rate it 9/10 for singles. Feel free to reach out with questions..

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. nightlife used to be much pricey but now it's better than expected.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 35, moved here 11 years ago from Denver. I've lived in Riverside and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Good internet infrastructure
2. Affordable housing options
3. Lots of family-friendly activities
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Limited shopping options
3. The weather situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for retirees. pretty good vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt surprisingly good. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $80K-$100K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2015 and I genuinely enjoy living here. Property values have gone about the same since then.
