Is Corte Madera getting better or worse?

Random thought, I'm single, late 30s, and Homes are going for about $1,702,000 on average. Median household income is $220,771, which feels pretty solid for the area. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Public transit needs a lot of work honestly. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. My experience has been mostly positive. I wouldn't want to live anywhere else right now. The only thing I'd watch out for is pet-friendliness. Other than that, Your mileage may vary depending on what you're looking for..

Real talk - this place is not for everyone, and I think that's OK.

If you value cultural scene, you'll love it. The food scene is genuinely excellent and I've found it's not perfect but it works for me. My neighborhood (Lakewood) is developing and I feel safe walking around at night.

But if you're coming from Dallas, be prepared for the culture shock. cultural scene is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
