Just moved here 12 months ago and Household incomes average around $63,807 in Corvallis. The unemployment rate is 4.9%, which is about average. Rent is about $1,342/month for a decent place. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Has anyone dealt with this? The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Meadowbrook for 13 years. Moved from Phoenix for school. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.
**Employment:**
construction is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is better than expected - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Limited entertainment options. And housing market can be frustrating.
**Bottom line:**
For families, I'd say this is a 8/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

Bought a house here in 2018 and I'm still on the fence after all this time. Property values have gone up a bit since then.

Weather-wise, the summers are average and winters are stable. You get used to it after the first year.

I've lived in Pine Hills for about 3 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from San Diego, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Decent public transit for the size
- The public transit scene is improving
The downsides:
- Homeless population growing downtown
- Far from beaches/mountains
Overall I'd rate it 8/10 for retirees. Give it a chance - it might surprise you..

My experience has been mostly positive. I have mixed feelings honestly. The only thing I'd watch out for is traffic. Other than that, It's not for everyone but it works for us..

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 9 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is cost of living. It's developing and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into skiing, this place is tough.
Neighborhood matters A LOT here. The North side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

OK so I've been meaning to write this for a while. I moved here 7 years ago from New York and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Greenfield. It's better than expected for what you get.
Jobs: The market is manageable right now, especially in legal. If you're in manufacturing you might struggle.
People: Generally better than expected. It took about 17 months to build a solid friend group.
Food: solid. Tons of options if you like sushi.
Definitely worth checking out..

Great question. I'll try to be comprehensive here.
I'm a contractor who relocated here from San Diego about 15 years ago. The main reasons were weather and my partner's job.
Pros I've experienced:
- Great outdoor activities nearby
- Decent public transit for the size
- Close to major attractions
Cons that are real:
- Rising rent and home prices
- Not a lot of cultural diversity
Financially, we've found it better than expected compared to where we came from. Older homes are where the value is. Groceries are pricey, gas is decent.
Socially, it's not perfect but it works for me. It's not for everyone but it works for us..

I've been living here for 11 years and I'd say it's not perfect but it works for me. The walkability is improving compared to other places I've lived. Overall It's not for everyone but it works for us..
