Hey folks, I relocated for work and The median home value here is around $164,300, which is actually reasonable. Rent is about $980/month for a decent place. Household incomes average around $64,092 in Council Bluffs. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Night life is decent if you know the right spots. What neighborhoods would you suggest? There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a marketing manager, 43, moved here 3 years ago from Houston. I've lived in Lakewood and Pine Hills, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Nice parks and green spaces
3. Four distinct seasons
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Property taxes are high
3. The cultural scene situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Lakewood: Great for families. challenging vibes, walkable.
- Pine Hills: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Houston, everything felt tough. Rent is about /mo. Groceries are affordable. Gas is stable. You can live comfortably on $80K-$120K here.
**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've been living here for 15 years and I'd say it was the best decision I ever made. The weather is underrated compared to other places I've lived. Overall Give it a chance - it might surprise you..

Weather-wise, the summers are improving and winters are developing. You get used to it after the first year.
