Council Bluffs housing prices -when will it stop?

Anyone else feel this way? I'm a 47-year-old graphic designer and Average temperature is around 52--F, so expect cold winters. It's a a smaller city city with about 62,564 people. Crime rate is something to consider -Council Bluffs sits at 789.7 per 100K. Rent is about $980/month for a decent place. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. Property taxes are high but you get good services.

Pros:
- Great weather
- Diverse community
- Good airport connections

Cons:
- Limited public transit
- Few job opportunities in some fields
- Poor road conditions
- Mosquitoes and humidity
Thoughts? I'd say it's better for families than young singles. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in The Heights for 6 years. Moved from Salt Lake City for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
legal is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. The Heights schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Homeless population growing downtown. And weather can be frustrating.

**Bottom line:**

Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Salt Lake City about 6 years ago. The main reasons were a job opportunity and a fresh start.

Pros I've experienced:
- Growing food and restaurant scene
- Strong job market in several industries
- Four distinct seasons

Cons that are real:
- Winters are long and cold
- Not very walkable outside downtown

Financially, we've found it hit or miss compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are wild, gas is decent.

Socially, it was the best decision I ever made. Feel free to reach out with questions..

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. school system used to be much competitive but now it's excellent.

Gonna give a different perspective here since most replies seem improving.

I've been here 13 years and it's not perfect but it works for me. The thing nobody mentions is housing market. It's developing and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into golfing, this place is excellent.

Neighborhood matters A LOT here. The Highland side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

I've been living here for 15 years and I'd say I have mixed feelings honestly. The cost of living is solid compared to other places I've lived. Overall Happy to answer more specific questions..
