Crime rate is something to consider -Council Bluffs sits at 789.7 per 100K. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Anyone in a similar situation? The city has invested a lot in new development. The food scene here is surprisingly good. It's not perfect, but the community is solid. I've been in Cedar Grove for 11 years. Moved from Tampa for family. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2015 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
real estate is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is underrated - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Chain restaurants dominate. And food scene can be frustrating.

Background: I'm a real estate agent, 55, moved here 4 years ago from Seattle. I've lived in South and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Active local events and festivals
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Dating scene is rough
3. The housing market situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for retirees. hit or miss vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt decent. Rent is about /mo. Groceries are stable. Gas is manageable. You can live comfortably on $40K-$80K here.
